Summary: The commenter argues that realtor commissions should be excluded from the seller's allowable concessions. They believe that commissions should not reduce the amount available for borrower closing costs or be counted toward the 6% maximum allowance.
100% for sure a realtor's commission should not be included in the seller's allowable concessions to pay on behalf of borrower. It's actually ludicrous to ever have included that to begin with. A realtor's commission should not take away from seller's concessions, or should have nothing to do with adding to a borrower's transaction closing costs. If a borrower has the funds to pay that if that is the only option and they want the home that bad, then it should have nothing to do with the seller's max allowance of 6%.
